Each have their own advantages and disadvantages and you should determine which fits your building best.
There is also an added time factor for replacing a commercial roof. The material used on a commercial roof will often require multiple days of waiting for products to set or settle.

EPDM (Ethylene Propylene Diene Monomer) is a highly flexible, rubber-like membrane that has been used in the commercial roofing industry since 1955. EPDM doesn’t offer the reflectivity benefits of PVC or TPO and it's not as durable. It does offers some benefits, however. EPDM is extremely lightweight, making it versatile and allows for fast installation making it a very affordable roofing system that can last up to 20 years.
